Summary of annual report of property management industry: high performance and intensified competition

The 15 key listed material enterprises achieved a total operating income of 117.57 billion yuan, a year-on-year increase of 49.6%, and the growth rate increased by 13.3pct compared with 20 years;

Country Garden Service (84.9%), Jinke service (77.7%) and rongchuang service (71%) led the revenue growth, all above 70% China Merchants Property Operation & Service Co.Ltd(001914) (22.6%), Greentown services (24.3%) and Baolong Commerce (28.3%) have relatively low income growth, less than 30%;

The revenue growth rate increased significantly by ocean services (+ 36pct), New Dazheng Property Group Co.Ltd(002968) (+ 33.5pct) and Jinke services (+ 33.4pct).

Among the sample enterprises, the income scale of 10 billion material enterprises increased from 2 to 4. Among them, country garden service led the industry with 28.84 billion yuan, which was 3.7 times the average income scale of 15 mainstream sample real estate enterprises, followed by Greentown service (12.57 billion yuan), poly property (10.78 billion yuan) and China Merchants Property Operation & Service Co.Ltd(001914) (10.5 billion yuan), all of which exceeded 10 billion yuan;

The revenue scale and growth rate of country garden services are significantly ahead of the industry average. The revenue scale and growth rate of excellent business enterprise services and new life construction in 2021 are at a low level in the industry.

In 2021, 15 property enterprises realized a total property management service revenue of 70.56 billion yuan, with a year-on-year increase of 37.5% and an increase of 3.7 PCT;

Among them, Hejing Youhuo’s property management service revenue is far ahead with a growth rate of 140%, mainly because the company’s non residential property management business has increased significantly by 278% in the past 21 years; Secondly, Xincheng Yuet service, rongchuang service, New Dazheng Property Group Co.Ltd(002968) and country garden service all grew by more than 60%; China shipping property and ocean services lagged behind, with a growth rate of less than 20%.

In 2021, 12 sample material enterprises realized a total of 16 billion yuan of non owner value-added service revenue, with a year-on-year increase of 43.2% and an increase of 22.7 PCT;

Among them, the growth rate of non owner value-added service income of country garden service is the highest, which is 95%, mainly due to the significant increase in agency sales of the company’s parking spaces and houses at the end of the month; Followed by rongchuang service and ocean service, with a growth rate of 60%; China Merchants Property Operation & Service Co.Ltd(001914) and xinchengyue services had a lower growth rate, with a growth rate of less than 15%.

The income scale of non owner value-added services is basically positively correlated with the sales scale of related real estate enterprises, but the correlation of growth rate is low;

Among them, the scale / growth rate of non owner value-added services of Jianye new life, Jinke service and xinchengyue service are relatively matched with the sales scale / growth rate of related real estate enterprises;

Country garden service and rongchuang service achieved a high increase in non owner value-added service revenue in 2021, but the sales growth of related real estate enterprises was low.

In 2021, 12 sample material enterprises realized a total of 16.13 billion yuan of community value-added service revenue, with a year-on-year increase of 70.5% and an increase of 21.4pct;

The community value-added service income of the four property enterprises doubled. Among them, the growth rate of Jinke service is the highest, 566%; The second is rongchuang service, ocean service and Hejing Youhuo, with the growth rate of more than 100%; China shipping property, poly property and green city services saw a low growth rate, with a growth rate of less than 35%. We roughly divide community value-added services into four categories: Home & community retail services, home decoration services, community media & space operation services, asset management & Housing brokerage services. Home service & community retail has the widest coverage, and other items are also the focus of the industry in recent years. Basically, all businesses have achieved rapid growth in 2021.

The expansion of community value-added services needs to be based on the management area and customer base. Therefore, there is a certain correlation between the income of community value-added services and the area under management. The growth rate of community value-added services income of companies with high growth rate of management area such as country garden services, ocean services and rongchuang services is also significantly ahead.
