Among the top 35 real estate enterprises, the cumulative year-on-year growth rate of real estate enterprises has obvious positive and negative differentiation. From the cumulative data, the sales growth of real estate enterprises continued to slow down.
The cumulative growth rate of the first and second tier real estate enterprises decreased less than that of the third and fourth tier real estate enterprises, and the cumulative growth rate of key real estate enterprises decreased compared with that from January to November. In terms of structure, the sales growth rate of the first, second and third and fourth tier real estate enterprises in a single month was – 17.52% and – 7.92% respectively, the month on month growth rate was + 28.04% and – 4.78% respectively, and the cumulative growth rate was – 1% and – 14% respectively, which was 3.82 and 1.56 PCT lower than the cumulative growth rate from January to November. The year-on-year growth rate of sales unit price in December was lower than that in November, and the equity ratio decreased slightly. According to Kerui data, the monthly sales area of the top 10, top 30 and top 50 in December was 23.139 million square meters, 43.76 million square meters and 58.19 million square meters respectively, with a year-on-year decrease of 19.46%, 28.53% and 27.52%. The growth rate was + 28.18, + 20.21 and + 17.96 percentage points respectively compared with November, and the month on month growth rate was + 11.51%, + 17.78% and + 26.19% respectively; In December, the sales unit prices of the top 10, top 30 and top 50 in a single month were 14782 yuan / m2, 14825 yuan / m2 and 15111 yuan / m2 respectively, with a year-on-year growth rate of – 4.46%, – 7.28% and – 4.53%, respectively – 41.55%, – 31.85% and – 27.82 percentage points higher than the growth rate in November, with a month-on-month growth rate of 5.88%, 2.28% and – 5.21% respectively.
