Report: the overall business scale of China’s industrial new town operators continued to increase in 2021

“2022 research results conference of China’s listed real estate companies and the 20th industry city integration investment and Financing Conference” was held on the 20th. At the meeting, the 2022 Research Report on the evaluation of Chinese industrial new town operators released by China Index Research Institute showed that the overall business scale of Chinese industrial new town operators continued to increase in 2021.

The report points out that the overall business scale continues to improve and the business capacity of the industrial new town is highlighted. From the perspective of total asset growth, in 2021, with the industrial new town entering the era of “operation is king”, the overall asset growth of operators showed an upward trend. Operators upgrade their development strategies and drive industrial development with industrial investment.

From the perspective of operating income, the operating income of operators of industrial new town showed an increasing trend in 2021. On the one hand, the industrial investment sector continued to make efforts to drive the development of park development business; On the other hand, operators continued to upgrade the industrial space carrier, and the property sales and rental income of the industrial new town increased significantly compared with the previous period.

The report points out that in terms of profitability, the net profit of China’s industrial new town operators fluctuated greatly in 2021, with industrial investment as the main influencing factor. In terms of profit scale, the net profit scale of operators is between 500 million and 2 billion yuan, and only China Merchants Shekou Industrial Zone Holdings Co.Ltd(001979) net profit exceeds 5 billion yuan. With the successful transformation of operators’ business from real estate sales revenue to industrial operation, investment income and rental income of industrial new town have become an important source of net profit. However, industrial investment has obvious periodicity and uncertainty, and operators also show obvious fluctuations in net profit growth.

The report points out that in terms of financing capacity, the financing scale of operators of China’s industrial new town increased steadily in 2021, and the public offering REITs of infrastructure widened the financing channels. Since 2021, four industrial park REITs have been listed, namely Boshi China Merchants Shekou Industrial Zone Holdings Co.Ltd(001979) Industrial Park REIT, Soochow Suyuan Industrial Park REIT, Hua’an Zhangjiang Everbright Park REIT and CCB Beijing Centergate Technologies (Holding) Co.Ltd(000931) Industrial Park REIT Among them, the REIT of Boshi China Merchants Shekou Industrial Zone Holdings Co.Ltd(001979) Industrial Park, Soochow Suyuan Industrial Park and Huaan Zhangjiang Everbright Park raised more than 7 billion yuan. The emergence of public REITs will help operators actively study and explore the operation mode with the issuance of public REITs as the main mode, and promote the sustainable development of industrial new town development.

The report points out that in terms of financial stability, the asset liability ratio of operators of China’s industrial new town remained low in 2021. Different from real estate development enterprises, industrial new town operators take industrial operation as the core and long-term investment return as the main line. In 2021, the operators of industrial new town continued to enhance their industrial investment incubation capacity, the proportion of value-added services increased year by year, and the debt level remained at a low level.

The report points out that in terms of industrial investment promotion, we should deeply cultivate the industrial chain, digitally empower and attract investment through all channels.
