Some cities began to approach the bottom of the market, resulting in obvious differentiation in the market. New house prices in hot second tier cities such as Nanjing, Hangzhou, Hefei and Xiamen rose month on month, while cities such as Taiyuan, Harbin, Zhengzhou and Xining are still in the cooling channel. It is expected that the market differentiation of second tier cities will continue in the first quarter of 2022.

Zhang Bo pointed out that in December 2021, there was no "tail raising" market in the market, and the downward trend of house prices continued. The new commercial houses in the first and second tier cities continued to decline. At the end of the year, the real estate enterprises accelerated the pace of sales, and many cooled significantly. The strength of profit transfer and promotion in many cities has been strengthened, which is the main factor driving the downward trend of house prices. However, there are obvious signs of bottom recovery in first tier cities. From the perspective of new house prices, they are still in a downward trend. The downward trend is more obvious in Guangzhou and Shenzhen, while there has been an upward trend in Shanghai. The decline of second-hand housing prices is one of the main signals of the market bottom recovery. In particular, the market recovery trend in Beijing and Shanghai is relatively obvious, and the trading volume of second-hand housing also rose at the end of the year.

In terms of third tier cities, Zhang Bo pointed out that compared with new houses, the cooling trend of second-hand housing market in third tier cities is more obvious, with Zhanjiang, Nanchong, Beihai and other cities leading the decline. It is expected that such cities will still be difficult to usher in market reversal in the first quarter of 2022.
