The revenue of Yuexiu service increased by 64% in the past 21 years, and Tod property management began to layout nationwide

According to the results of 2021 released by Yuexiu service recently, Yuexiu service achieved an operating revenue of RMB 1.918 billion in 2021, a year-on-year increase of 64.2%. The gross profit margin was 35.0%, with a year-on-year increase of 0.5 percentage points. The profit attributable to the owners of the company was about 360 million yuan, a year-on-year increase of 80.6%. After deducting listing expenses and exchange losses, the profit attributable to the owners of the company is RMB 395 million.

During the year, Yuexiu service signed 71 new projects, with a new contract construction area of 10.21 million square meters. For the first time, it entered Shenzhen New Land Tool Planning &Architectural Design Co.Ltd(300778) as well as schools and expressway service areas in Beijing, Ningbo, Nantong, Chongqing and Wuxi, promoted the establishment of a number of joint ventures, and promoted the undertaking and development of local projects. As of December 31, 2021, Yuexiu service has a total area of 38.87 million square meters under management, a contract area of 58.38 million square meters, 251 projects under management and 315 contract projects, covering 27 cities in Dawan District, East China, central China, North and southwest China.

In 2021, Yuexiu service gave full play to the unique advantages of TOD property management mode. In addition to the new Guangzhou metro station and depot management projects, Yuexiu service successfully won the bid for Fuzhou Metro Line 2 at the beginning of 2022. This is the first time Yuexiu service has undertaken the TOD property management service project of metro lines outside Guangzhou. At the same time, Yuexiu service also established business contacts with subway companies in Chongqing, Changsha, Kunming, Nanning and Qingdao, actively promoted strategic cooperation, and further laid a solid foundation for the national development of TOD property management mode in the field of large transportation services.

As of December 31, 2021, Tod has a management area of 5.65 million square meters, a contract area of 6.12 million square meters, and a new contract area of 1.14 million square meters during the year. The income from TOD property management is 238 million yuan, accounting for 12.4% of the total income; Yuexiu service business has a management area of 3.27 million square meters, a contract area of 5.26 million square meters, and a new contract area of 1.66 million square meters during the year. During the year, the income from commercial property management and operation services was 493 million yuan, a year-on-year increase of 38.2%.

In addition, Yuexiu service continues to upgrade community value-added services and expand new businesses according to customers’ life demands. During the year, the income from community value-added services increased significantly by 228.8% year-on-year to 442 million yuan. The new Meiju business provides customers with a one-stop customized solution of “hard + soft + one-step Home + Huanxin transformation” by integrating online and offline industrial chain resources. In addition, Yuexiu service iterated the “Yuehui time” social and business brand, upgraded the business combination, explored diversified and all-round cooperation modes, and created differentiated core competitiveness.
