Shenzhen’s first “rent but not sell” public housing project will be completed next year

Nowadays, Shenzhen is vigorously building talent housing and other public housing. On December 23, the first main structure of Anju ruilongyuan project built by Longhua talent Anju company under Shenzhen talent Anju group was capped, and it is planned to be completed and accepted by the end of 2022. The project is the first “rent only but not sell” public housing project in Shenzhen, which will provide 1332 houses.

It is reported that Anju ruilongyuan project is located at the junction of minbao road and Tenglong road. It is the first publicly sold “rent only but not sell” plot in Shenzhen, covering an area of 20041 square meters and a construction area of 90180 square meters. The project plans to build 1332 houses, including 765 talent houses and 567 rental houses.

In 2017, Shenzhen launched the first “rent only but not sell” homestead. After the completion of the Longhua plot project listed for transfer, the leased houses and commercial houses must be self-owned for a full year (70 years) within the transfer term, limited to overall registration, and shall not be sold or transferred. Yan Yuejin, research director of the think tank center of E-House Research Institute, believes that the launch of self-supporting land in Shenzhen largely shows that the pace of developing the rental market in Shenzhen is accelerating, which also makes such rental houses more signal, that is, the subsequent self-supporting land may become a mainstream land version of developing the rental market.

Previously, Shenzhen Municipal Bureau of housing and urban rural development issued the 2021 implementation plan of Shenzhen housing development (hereinafter referred to as the plan). The plan publicizes the completion of commercial housing, public housing and rental housing in 2020 and the implementation plan in 2021. In terms of public housing, in 2021, Shenzhen plans to supply 214 hectares of public housing land, including 74 hectares of newly supplied land, 19 hectares of renewal and servicing land, 81 hectares of land for demolition and reconstruction of old residential areas (shantytowns reconstruction) and 40 hectares of land for other (including industrial reform and insurance). In 2021, it is planned to raise 83000 new public housing units, including 70000 new public housing units and 13000 public housing units. In 2021, it is planned to basically complete (including completed) 27000 sets of public housing, plan to supply 35000 sets of public housing, and strive to supply 40000 sets.

Moreover, Shenzhen also issued the public housing construction standard, which makes corresponding provisions on the site selection and planning of public housing, housing monomer, supporting facilities, building equipment and intelligence, decoration, acceptance and delivery. The reporter found that the standard has refined the apartment area indicators of different area sections for all kinds of public housing (talent housing, comfortable living commercial housing and public rental housing), meeting the differentiated needs of different residents. At the same time, it also stipulates the minimum use area of different types of functional space of various public houses, so as to ensure the rationality and comfort of household space use.
