According to the statistics of China Index Research Institute, only 13 real estate enterprises and consortia signed up, of which 7 plots were signed up by one main body, the other 4 plots competed with 9 real estate enterprises, and Chaoyang Guanzhuang plot 02 was once again ignored.

4 plots bid on December 27

A month ago, the third batch of centralized land supply in Beijing was listed. Compared with the first batch of 30 plots planned to be transferred and the second batch of 43 plots planned to be transferred, the number of land supply in the third batch in Beijing was significantly reduced.

According to the official website of Beijing Planning and self administration commission, the third batch of centralized land supply in Beijing transferred 13 plots, including 12 residential land and 1 commercial land, with a total starting price of about 33.976 billion yuan. From the perspective of supply structure, Chaoyang District has the largest scale of residential land transfer, with a total of 6 plots transferred; Mentougou supplies 2 residential land; Fangshan, Fengtai, Miyun and Yanqing supply 1 case each.

So, how about the registration of real estate enterprises? According to the statistics of China Index Research Institute, two real estate enterprises applied for the plot of Jinsong street in Chaoyang, four real estate enterprises applied for two plots in Mentougou Yongding town, three real estate enterprises applied for the plot of Gongchen street in Fangshan, and one real estate enterprise applied for the plot of 03, Miyun, Yanqing Weigezhuang plot in Wangzuo Town, Fengtai is also registered by a real estate enterprise or a consortium of real estate enterprises.

Accordingly, the seven plots registered by the main body of a real estate enterprise will probably clinch a deal at the base price, and the transfer results will be released tomorrow (December 24) afternoon.

In addition, according to the disclosure of Beijing Planning and self regulatory commission, the four plots that have obtained the registration of more than two real estate enterprises will be auctioned on the morning of December 27 to determine the bidders, including Chaoyang Jinsong street plot, Mentougou Yongding town plot and Fangshan Gongchen Street plot.

According to the analysis of China Index Research Institute, under the environment of the overall decline in the heat of the land market, the third batch of centralized soil shooting sites in Beijing may be difficult to reproduce the lively scene in the past.

The same as the previous two rounds of centralized land supply, the third batch of centralized land supply in Beijing continues to adopt the way of “real estate linkage” to curb irrational land acquisition and stabilize house price expectations.

Four plots, including Mentougou Yongding town, Fangshan Gongchen street and Chaoyang Dongba, are equipped with “affordable rental housing”; Except Yanqing and Miyun, 10 plots need to compete for high-standard construction schemes; One plot competes for the share of government property rights.

It is noteworthy that compared with the second batch of centralized land supply, the third batch of centralized land supply in Beijing has expanded the pilot scope, of which 5 plots need to compete for the sales area of existing houses, and 3 plots will determine the winner through on-site lottery.

In addition, there is another case of plot 0408-646, Jinsong street, Chaoyang District, requiring existing house sales for all commercial residential buildings in the future. According to the land transfer documents, the aboveground residential building scale of the plot is 12032.4 square meters, all of which are subject to “existing house sales”, and the standard is implemented in accordance with the measures for the administration of commercial house sales. “Existing house sales” area is calculated according to the aboveground residential part, and the building where it is located needs the whole existing house sales.

Pan Hao, senior analyst of Shell Research Institute, said that after the second batch of centralized land supply in Beijing, it was found that Daxing plot with “competitive existing house sales” still attracted many stable real estate enterprises to actively participate in land auction due to its relatively excellent overall “quality”. At the same time, real estate enterprises are required to sell existing houses, which can more effectively protect the rights and interests of buyers. Therefore, in the third batch of centralized land supply, the government has increased the transfer scale of “competitive existing house sales” plots. For the “competitive existing house sales” model, centralized land supply can be carried out for a certain region, which can play a role in adjusting the rhythm of new house supply, and finally achieve the goal of stabilizing land price, house price and expectation.
